Reservoir Town
A tiny agricultural community anchored by Murtaugh Lake. Acreage parcels and irrigated farm ground dominate the market.
Murtaugh is a working farm town first and a real estate market second. The population is under 200, the school district is the social center, and most of what trades here is irrigated ground, small acreage with water rights, or the occasional in-town house on the few residential blocks near the highway. Murtaugh Lake on the south end pulls wakeboarders and ski boats in summer and adds a thin but real recreation premium to parcels with reservoir access.
This town fits two specific buyers and not much in between: someone who actually farms or wants to run a small ag operation, and someone trading a city lot for 5-20 acres and a shop because they're done with neighbors. It is not a commuter play — you're 25-30 minutes from Twin Falls and there's no grocery store. Price-wise, raw residential here runs meaningfully below Twin Falls, but irrigated ground with shares is priced on ag fundamentals and can surprise people who only think in $/sqft.
Inventory turns slow and a lot of the real deals here trade off-market through neighbors and the local ag network.
