Albion sits at the base of the Albion Mountains in a setting that doesn't look or feel like the rest of the Magic Valley. The old Albion Normal School campus anchors the historic core, Pomerelle ski area is 20 minutes up the mountain, and the surrounding country is a mix of foothill ranchland and forested parcels that you can't find anywhere else in the region. The town is small, the housing stock is genuinely historic, and the recreation premium is real.

This fits ski-season buyers who want a Pomerelle base, retirees who specifically want mountain setting and a small town, and second-home buyers from Salt Lake or Boise who discovered Albion through the ski hill or the historic campus. Pricing reflects the setting — Albion isn't the cheapest small town in the area, and the better historic homes carry a premium.

Albion inventory is thin, especially in the historic district and on the forested parcels closer to the mountain. If this is the area for you, getting on a watch list well in advance is the only way to move when something good lists.
